Painting the outside of a Stouffville home typically runs about $3 to $6 per square foot, or roughly $3,000 to $10,000 or more for a full repaint. An older Main Street home and a newer Ninth Line build need very different prep.
Two houses a few kilometres apart can need completely different paint jobs. A century-old Main Street home may have lead in its layers of paint, brick that cannot simply be painted, and a heritage district behind it. A subdivision home near the Ninth Line may still have its builder's first coat, and a Tarion warranty clock running. Here is how the cost and the rules split.
What exterior painting typically costs
These are general market estimates from public price guides, not Rhodex prices or quotes. HomeStars' Canadian guide puts exterior painting at about $3 to $6 per square foot, noting that Toronto-area costs sit above the national average. Other 2026 guides put a complete exterior repaint anywhere from about $3,000 to $10,000 or more. The sources disagree, and some count wall area while others count the house footprint, so compare quotes on the same basis. Labour is the larger share of the cost, and a second storey adds access work.
What moves the number most is prep, not paint: scraping, caulking, replacing rotted trim, priming bare wood, and washing. An older home with weathered clapboard has more of this. A newer home with intact paint may need little more than washing and a fresh coat.
The older Main Street home: lead, masonry and heritage rules
Lead paint. Health Canada says a home probably contains lead-based paint if it was built before 1960, and that exterior paint may contain lead in homes built from 1960 to 1990. It advises against power sanders, heat guns and blowlamps on old paint because they produce toxic dust and fumes, and recommends keeping children and pregnant women out of the work area. It also notes that leaving intact lead paint alone can be safer than removing it. If paint is chipping, ask any painter how they handle containment and cleanup before they start scraping. Health Canada says you can send paint chips to a lab, or hire a contractor with X-ray equipment, to test.
Heritage district. Part of Main Street sits in the West Main Street / Stouffville Junction Heritage Conservation District. Under that district's plan, painting doors, window frames, trim and siding does not need a heritage permit. Painting any masonry, or stripping paint off a masonry wall, does, and so does cleaning a façade by any method, pressure washing included. Our guide to exterior repairs on a Main Street home vs. a Ninth Line build has the full list and the Town's heritage contact. The Town's building permit guide separately lists painting and decorating among projects that typically need no building permit.
The newer build: what Tarion says about paint
In a new home, the builder's warranty is part of the paint question. Tarion's one-year warranty covers defects in work and materials. Its standard for exterior paint, stain and clear finishes is that they must not deteriorate to the extent of exposing the material beneath, with surfaces that get foot traffic exempt. Its remarks add that weathering is expected, and that excess moisture in the material underneath can cause early failure.
Tarion's fading standard is narrower than most owners expect: exterior paints and stains must not fade or discolour unevenly or randomly, but fading itself is normal and depends on exposure, such as a south-facing wall. Touch-ups also will not match perfectly. Tarion's rules also exclude damage from normal wear and tear, improper maintenance, and alterations by the homeowner. So if you see peeling or blistering in year one, report it on your warranty forms before repainting. Our guide to Tarion or a handyman in a new Stouffville home explains the deadlines.
How to compare quotes
- Ask whether the price covers wall area or the whole house, and which surfaces are included: trim, doors.
- Ask what prep is in the price: washing, scraping, caulking, primer on bare wood.
- On a house built before 1990, ask how lead paint will be handled.
- On Main Street brick, confirm the heritage permit position before any paint is bought.
- On a new home, check your warranty position first.
Quick answers
How much does it cost to paint the outside of a house in Stouffville?
Published Canadian price guides put exterior painting at roughly $3 to $6 per square foot, and a full repaint at about $3,000 to $10,000 or more. Prep work and house height move the number most.
Can I paint my brick house on Main Street in Stouffville?
Not without a heritage permit if you are inside the West Main Street / Stouffville Junction district. Painting any masonry needs one, while painting doors, trim and siding does not.
Does Tarion cover peeling exterior paint on a new home?
Yes in the first year, if the paint wears through to the material underneath. Normal weathering and fading are not defects, and wear and tear is excluded from the warranty.
Is there lead paint on my older Stouffville house?
Probably, if it was built before 1960, says Health Canada. Homes from 1960 to 1990 may have lead on the exterior. Avoid power sanders and heat guns on old paint.
Should I paint a new home before the warranty year ends?
Report any paint defect to your builder first, then wait. Tarion excludes alterations by the homeowner, and a repaint can make a paint claim harder to prove. Get a fixed price from Rhodex.
Check first, then paint
The paint itself is the easy part. Whether you are on old brick, old clapboard or a one-year-old subdivision wall, a ten-minute check of the heritage rule, the lead-paint age line or the warranty clock decides what the job costs and who pays.
